Revenue & Pricing

How Dynamic Pricing Actually Works for Short-Term Rentals in South Africa

6 min read · Written for owners currently pricing flat or manually

A flat rate loses money in both directions

A single nightly rate held all year is wrong twice. It is too low in December, over the Easter weekend and whenever a big event fills the city, so you give away revenue you had already earned. It is too high in the quiet weeks of February, so the calendar sits empty when a lower rate would have filled it.

The goal is not a higher headline rate. It is fewer empty nights at the right price.

What actually moves demand here

South African demand has its own rhythm, and national pricing software often misses it. These are the drivers worth tracking for a Durban property.

  • School holiday terms, which shift each year and drive family travel to the coast
  • Public holidays and long weekends, especially when they fall next to a Friday or Monday
  • Local events, conferences, sport fixtures and festivals
  • Weekday corporate and medical travel, which behaves nothing like weekend leisure demand
  • Exchange rate driven inbound tourism during the European winter

A framework you can apply yourself

Start with a base rate that fills a normal midweek night. Set a floor you will not go below and a ceiling for peak dates. Then review the next sixty days once a week: anything more than three weeks out with no bookings usually needs a nudge down, anything filling faster than usual needs a nudge up.

Keep last-minute rates flexible. An empty night earns nothing, so a discounted night two days out is almost always better than holding a price nobody is paying.

Where professional pricing goes further

Weekly manual review beats a flat rate, but it still misses the daily movement in a market. Managed pricing works from live comparable data, event calendars and booking pace across every platform at once, adjusted for what is happening in your specific suburb rather than a national template.

That is the core of our Revenue Growth and Yield Management service, and it is where most owners see the fastest change.
