No hidden fees, no confusing tiers. We earn when your property earns.
of gross revenue
The management fee
EZStay charges 15% of your property's gross booking revenue. That's it, one number, calculated off what the property actually earns, not off some reduced figure after other deductions. It covers listing management across Airbnb, Booking.com and LekkeSlaap, dynamic pricing, guest communication, in-person check-in and check-out, and monthly reporting.
For context, full-service short-term rental management in most markets runs anywhere from 15% up to 35% of gross revenue, with a lot of operators sitting around 20 to 25%. At 15%, EZStay sits at the accessible end of that range without cutting the service back to get there. You're not paying for less, you're paying a fair rate for the same full-service model.
coordination fee
Maintenance & staging coordination
Where we coordinate maintenance work or a property styling and staging project on your behalf, a 10% coordination fee applies to that invoice. This covers sourcing quotes, managing our vetted third-party suppliers, and overseeing the work through to completion. It only applies to work you've approved, there's no coordination fee charged on anything you haven't signed off on first.
What's included in the 15%

- Monthly reporting on occupancy and revenue
What's not included
- Cleaning costs (billed directly, at cost, no markup)
- Maintenance and staging work (billed at cost plus the 10% coordination fee, and only with your approval)
What EZStay doesn't do
- No long lock-in contracts you can't get out of
- No charging for enquiries that don't turn into a booking
- No surprise deductions on your monthly statement
